Just about everyone we've tried has either been worthless or non-responsive.

I have an old buddy that has a little business specializing in this stuff. He doesn't have a website, but your can find his business on Facebook. Home Concerns Builders and Renovators. He does everything and does good work. Remodeled a bathroom for me a few years ago. His name is Cory.
